This lakehouse is fully remodeled & has so many unique features including 2 primary suites in main house, plus a 400 sqft guest house ensuite (available Mar to October only)! Other features are over 20ft ceilings in the great room, a large deck, & spacious lakefront beach. Each bedroom has a smart TV, blackout shades, fan, bamboo sheets, Serta or Sealy mattress, & an Alexa. The main floor primary suite is very spacious w/ multiple ADA-compliant features & ramps available for front door.

This lakefront home has a total of 6 bedrooms (7 beds, 2 sleeper sofas), 4 bathrooms, 3000 sqft, sleeps 12 in true beds & 4 more people in sleeper sofas & an enormous beach! The main lakehouse is huge with 5 bedrooms & 3 baths. Big bonus, 2 of the bedrooms are true primary suites with attached double vanity bathrooms & walk-in closets. Plus, one of the bedrooms is in its own little 400sqft house on the front of the property that includes a queen bed, pulldown couch, fridge, & its own bathroom (Only available April to October due to weather). 16 guests maximum on property (14 adults & 2 kids). (Note: You can NOT bring any boats or other watercraft as this privilege is for owners only in this private lake community. Kayaks provided weather permitting at least April through October) The great room has soaring 22 ft ceilings with access to a large deck, beach, & lake. It features an electric fireplace, a sectional with a full-size sleeper sofa, & a pair of 12ft tall wooden palm trees which were custom-made for this home. The bedrooms feature an Alexa device (to play ambient noises at night to help you sleep & set alarms) & a smart TV so you can log in to watch your favorite shows. For the ultimate sleep, each bedroom also has a Sealy or Serta mattress, bamboo sheets, a fan, & blackout window shades. The large deck off the great room has multiple seating areas including a gazebo & gas grill (one propane tank provided). The spacious beach has multiple beach chairs you can use to lounge by the water, around the firepit, or if you want to watch others play volleyball. We also provide kayaks, a variety of life jackets, kids' beach toys, and more. This home also has many ADA-compliant features including two portable ramps if needed to enter the home (let me know before your arrival if needed). The main floor primary suite has many additional helpful features including wide doorways & an adjustable king bed controlled by a remote. The en suite bathroom has double vanities/ sinks one of which is lowered, an easy access shower, and grab bars throughout. This walk-in closet also has a storm shelter hatch in the floor with a short 5 step ladder to enter. This home is off the interstate & only 20 minutes to downtown Omaha which includes the Old Market, CHI Center, and College World Series events. Other attractions nearby are the Henry Doorly Zoo (18mins), Werner Park (20 mins), & Eppley Airfield (25mins). Main Level: - Great Room: soaring 20+ ft ceilings with an electric fireplace, 75” smart tv, & access to a large deck/ lake. Has a full-size sleeper sofa in the sectional if needed. This area has sitting for approximately 12 people to eat (additional eating space outside). - Kitchen: features mother of pearl shell backsplash, granite, under-cabinet lighting, & a large clear display beverage fridge in addition to a double-door refrigerator. Also, has an oven with an electric cooktop, microwave, Keurig, Ninja blender, toaster, &more. - Main Level Primary Suite: 1 King bed, electric fireplace, smart tv, walk-in closet, 2 vanities/ sinks, open double-headed shower. The room has many ADA-compliant features but not all encompassing. Walk-in closet also has a storm shelter hatch in the floor with a short 5 step ladder that can be used during tornado warnings or severe storms. - "Happy Camper" Bedroom (Non-conforming, NO window): 1 queen bed, smart tv, area behind barn door is storage for a highchair and pack n’ play and its mattress. It can be set up in there open to bedroom. - "Catch n' Relax" Bedroom: 1 queen bed, smart tv - Main Bathroom: 1 vanity/ sink, shower, and toilet Second Level: - "Captain's Cabana" Primary Suite: 1 king bed, 1 queen sleeper sofa, swing chair, smart TV, walk-in closet. The ensuite includes two vanities/ sinks, a bathtub, a shower, &a toilet. Features a unique view over the great room & a view of the lake through its window. - "Yellow Submarine" bedroom (Non-conforming, No closet & SHORT ceiling): max-height at peak of ceiling is only 5’6”, best suited for children or adults under that height. 2 twin beds, smart tv, a dresser, & a mini recliner (No closet). Has glow-in-the-dark fish throughout. Guest House "The Original Surf Shack": almost 400 sqft & only available April through October (NOT available November through March due to weather). This was the original house built on the lake in 1950 and has undergone a complete renovation. - 1 Queen bed, 1 couch, smart TV, eating area, retro refrigerator - Small Bathroom: 1 vanity, shower, toilet, and access to the outdoor shower. Outside: - A large deck with multiple seating areas, gas grill, screened-in gazebo, fire pit on the beach, volleyball net, kayaks, variety of life jackets, kids beach toys, and more. - You and your guests can NOT have boats or jet skis. If there is something else you want to bring ask me and I will let you know the community rules on if and how it is allowed so you can make an informed decision if you want to bring it. Parking: no more than 8 cars allowed. There is parking on the gravel driveway & additional designated parking across the street on cement in front of garages (guests do NOT have access to inside garages). No parking along the side of the street, narrow roads in the neighborhood. Pets: Maximum of 2 dogs. Must be preapproved by the host. No cats are allowed as hosts & their kids are extremely allergic. Dogs must be kenneled when left unattended, leashed at all times when outside, and must pick up pet's waste. Rules are included in agreement. Security System throughout both homes with multiple security cameras outside only, for insurance and safety purposes, NOT for guest use. The owners live in the community if needed.
House Rules
This Short Term Residential Agreement ("Agreement") is made and effective ("Agreement Date") between ("Owner and/or Manager") and ("Guest") regarding the property known as Beach Haven which is located in Bellevue, NE. This Agreement applies to the Guest's stay at Property from ( the first reservation date to the last reservation date) but also applies to any other dates which may be included if the reservation is changed. This Agreement applies to all members of the Guest's party no matter the age or affiliation. Guest acknowledges that Guest is responsible for sharing the short term residential agreement, and its requirements, with all members of the Guest's party and anyone else permitted onto the Property by the Guest. In consideration of the money received and the mutual promises contained herein, Owner of the Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions 1) Rules and Regulations. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest's breach of any duty contained in this paragraph or below in the HANSON LAKE 2 – COMMUNITY SAFETY GUIDELINES shall be considered material and shall result in either a $500 fine per occurrence and/or the immediate termination of guest occupancy with no refund of any kind. a) HANSON LAKE 2 – COMMUNITY SAFETY GUIDELINES. These rules are binding for all guests/ tenants. Any violation of these rules and regulations may result in a levy of fines against the offending guests/ tenants and may result in immediate removal from the Hanson Lake 2 community. i) Water Safety (1) You are not allowed to walk the shoreline outside of your property/ lot. Walking along the shoreline into neighboring properties/ lots is trespassing. (2) Swimmers shall not be out more than 30 feet from shore (including floating chairs, mats and inner tubes. (3) Kayaks, paddle boards, paddle boats & other non-motorized crafts shall follow close to the shoreline (4) It is unlawful kayaks, paddle boats, paddle boards and canoes to be on the lake from sunset to sunrise. (5) Absolutely no guest boats or guest jet skis will be allowed on the lake. Violation of this rule is subject to the trespassing laws of the state. (6) Absolutely NO LITTER shall be thrown into the lake from either boats or shore. This includes anything foreign to the water environment. Fishermen will not leave dead fish in the water or on the shore. (7) It is illegal to release baitfish, or any fish caught from a different body of water into public waters. ii) Parking Policy (1) NO parking along both sides of the streets as this restricts the access for emergency vehicles. An open lane of >12 feet wide is needed for a fire truck to pass and >20 feet to turn. Violations can result in a ticket from the Sarpy Co. Sheriff’s Dept and you may be towed. iii) Road Safety (1) Our roads are public streets with a posted speed limit of 15 mph. Guests are not allowed to bring ATV’s, UTV’s, golf carts and dirt bikes to the property. These are not considered “street legal” and you are not allowed to drive around the community. iv) Service Animals/ Pets (1) If you have an animal they must be leashed at all times when outside. Dogs in unincorporated Sarpy County are always required to be on a leash or confined by a building or fence. This is to keep your pet safe from moving vehicles, other pets and other dangerous situations. Problems can be reported to the Nebraska Humane Society at 402-444-7800. (2) Don’t leave animals unattended in house or on deck (3) Pick up your animal’s waste immediately. v) All property owners are members of the safety committee are responsible to follow and enforce all safety guidelines. vi) General rules: (1) At 10:00 pm quiet down when outside to abide by the Sarpy county sound ordinance of 55 dBA or quieter. At 11:00 pm all people must be inside the lakehouse and not outside the property socializing. 2) Maximum Occupancy: The maximum occupancy including children is sixteen (16). In no event shall the Rental Property be occupied by more persons than the capacity of the property without prior approval by Owner. Guests must inform the Owner of their intention to bring children and the specific number. A child is defined as any person under the age of 18. No fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair 3) Payment. The total payment is payable as follows. A payment of {BFPPOA} is taken at the time by the Owner at the time of booking. Any remaining balance must be paid {BSPDAY} days prior to the arrival date, or this Agreement may be canceled by the sole option of the Owner. An automatic credit card payment for the remaining balance will be scheduled by the Owner to be made {BSPDAY} days prior to the arrival date. The credit card of the first payment is used if a credit card was provided. If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure that the remaining balance is promptly paid in full, or the reservation will be canceled with no refund of payments made. All policies contained in this Agreement shall apply equally to payments made by credit card, check or cash and whether made via website, by phone or in person. Any refunds due to Guests from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check. 4) Security Deposit. A security deposit is required ("Security Deposit") and will be automatically reserved for the booking. The automatic reserve is conducted by putting a hold or charge on the Guest's credit card for the amount of $1000.00 exactly {BSDRS} day(s) prior to the arrival date. The credit card of the last successful payment will be used. If there are no successful credit card payments, it is the responsibility of the Guest to send $1000.00 by check to the Owner to satisfy the Security Deposit requirement. a) To pay for excess cleaning fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. The owner is under no obligation to use the least expensive means of restoration. b) The payment of the cost of repair of damages caused by Guest to the Property; I) To pay any other costs or charges which Guest has agreed to pay under this Agreement; ii) To pay for any other costs which are reasonable or necessary upon the termination of the Agreement and to return the Property to the condition it was on the date that Guest first took possession (ordinary wear and tear not included); and iii) Any other promises of Guest under this Agreement, along with any damages provided by law.
